Franklin TN Homes for sale


Blogging has been a tool used by many people for many different outlets. Some blog to get things off their chest, others blog to make friends, share information, boost website traffic etc.

I tend to do it more for the "SEO" (search engine optimization) aspect of it. It has really seemed to boost the traffic on my website quite a bit. In fact, I have had more traffic now than when I was paying for Google ads! Of course "Blogspot" is a Google endorsed blog site.

The question has been what search keywords to use. I have really focused on " Franklin TN Homes for Sale" and " Nashville TN MLS search". I may go on to do other keywords later but as for now this really seems to be working.

What I have thought of doing lately (Thanks to a Co-Worker) is putting a disclaimer at the bottom of every blog that I have done so far. The disclaimer looks like this "Disclaimer:

"

I have JUST started doing this. I am not sure if it is working yet but I am anxious to find out. I have also heard that having the keywords TOO much in a blog is a big no no. There is a balance of throwing in what will help with SEO and what will get you booted from Google.

I would love to get more input as to what seems to work and what doesn't. I know this blog isn't that big quite yet so I may not get ANY responses:)

Franklin TN, Nissan building electric car...

Right here in Franklin TN, Nissan already has a prototype of the soon to be released "electric car". Our govenor was actually able to test drive it himself. After driving it around the plant and neighborhoods of Franklin, He stated "It has a very nice feel about it. It's a different experience, but in no way is inferior to driving a gasoline car. In fact, I think I really like the quietness of it and obviously you feel a lot better about what you're doing to the environment in a car like this than in any gasoline car."

Although he is for saving fuel, his concern is now using electricity. He has suggested building solar powered charging stations, reducing the use of man made electricity. At least 3 to start with (Nashville, Knoxville, and Chattanooga). He is not wanting to see these cars tied to garages throughout Nashville.

The car is a zero emission vehicle and can go up to 100 miles on a single charge! That would get most people to and from work every day without a drop of gas. In 2010 keep your eye out for these! As a proud resident of Franklin Tn. this is a great asset to our community and a solid effort to going green!

Morningside Retirement Community




This past weekend I had the wonderful opportunity to show around a wonderful couple from California. They are considering moving to Franklin Tn because their grandson and his family have gotten a job here. They wanted to stay in Franklin and of course with the market the way it is there were MANY Franklin TN homes for sale. I feel like I know the area inside and out and felt like I have a good knowledge of where we could find some one level ranch homes with smaller yards and less to take care of.

Up until this point, I had never really done research on any of the retirement communities around this area. I thought I was prepared but the first thing they asked was "Where do the old people live?". I was sort of at a loss for a minute but then I realized that there was a neighborhood that I used to run in called "Morningside" and it was right in the heart of Franklin TN! I remembered that there was a nice clubhouse at the entrance and that clubhouse ended up being a very active community center. I thought to myself "BINGO" (pun intended) and sure enough when we got there it was like Disneyland for retired people!

I was so impressed! I wanted to call my own parents who aren't quite retired and tell them to go ahead and move in. This neighborhood was right under my nose here in Franklin the whole time and I didn't even know it. There was so much going on here. They had a big activity center with two pools and there were always things to do during the day and even at night!!( I sound a little too excited ) It was sort of like living on a college campus without the classes or the pranks.

The units were something that could be purchased and were 100% one level living. Some of the newer homes had stainless steel appliances with hardwood flooring, tile, and carpet. By the time we had walked through the community I was thinking "I WOULD LIVE HERE!". I have always thought of assisted living and retirement communities as something that would not be desirable but necessary. I was wrong. I have actually done some research into more homes like that for sale throughout the Nashville area. I hope I get more retired clients in the future!

If your Realtor is not properly marketing your home then FIRE THEM

As I look through MLS listings on almost a daily basis for my clients I am baffled as to how other listing agents will EVER sell a home. I know some of the best ways to learn to do things is either through your own mistakes or even from others. I have come up with a list of the BEST ways to list and sell a home. I know that some or all of these are common sense to most agents but I am shocked how some Realtors don't do the most simple things (in my opinion) to market a home.I am even more shocked how some of these listing agents even got the listings...and after a certain time period, how they managed to KEEP IT!! If you have an agent like this ..... FIRE THEM

1. ALWAYS put pictures on your listing! Some agents will almost never forward that listing on to their clients. I personally will NEVER do it unless it is for an investor or the listings sounds like it may be "THE HOME". I suggest GREAT pictures. If you have it in your budget then pay a professional. They can make almost any home look amazing through great photography. This will at least bring potential buyers through.

2. Include a "Voicepad" type program on your yard signs. This is a system that allows anyone driving by to call a number and get all the information on the house. This does many things. It for one keeps neighbors from stealing your flyers. It also will send you the information via email and allow you to call that person. If you are a great Realtor then that will give you more options. I would call them and say something like "I saw that you are interested in this house! I would love to show it to you at your earliest convenience". Of course you can also pick up buyers this way but it allows you to actually talk to more people who are seriously looking at houses...yours being one of them. FYI, flyers are hard to keep up with. People get turned off when they are wet from the rain or simply missing. If your yard sign is missing VOICEPAD then hire a new agent.

3. BLOG BLOG BLOG. Blogging is a great tool for many things but every once in a while a GREAT agent will blog about your listing. It gets the exposure on the internet. Of course the MLS is a great way to expose your listing but how many consumers actually know that there is a public MLS search? This allows more people to see that great listing of yours. This will also create key words like even the address "123 Main Street" or "Franklin TN home for sale" to show up in Google.

4. You better throw in your 2 cents about staging. If you don't know how to stage a home properly then offer to pay the $100 for a staging consultation. The majority of people looking at homes cannot see past the gaudy window drapes or the hundreds of trinkets and pictures all over the house. They have a hard time seeing the four walls and the potential of the place. SHOW BUYERS THE POTENTIAL! Listen to your agent, they know what they are talking about:)

5. Internet Marketing. Facebook, Myspace, Twiiter, etc etc etc etc etc.... SERIOUSLY! Post this home everywhere! Make people notice. Get some excitement going on this place and get it sold...QUICKLY

6. Price it right or get out. I have taken a couple listings in the past where the buyer HAD to have a certain dollar amount. This of course is after commissions are paid, negotiations, and possible closing costs. To this day, I regret wasting my time on those listings. Strongly suggest either waiting, renting, or taking a hit. If your sellers won't budge then get out.

7. Make it available to be seen throughout the weekend. If you are slammed then I am sure there is a bright, young, agent in the office just DYING to host open houses. Ask him/her if they want to do it on both Saturday AND Sunday. 2-4 pm doesn't cut it. Try a 1-5 or even noon -5! This of course helps the eager agent to find buyers will exposing your listing. If you aren't a hungry seller then maybe this isn't the best technique. Sellers will need to be out of the house during the afternoons on the weekends.

8. Remind other agents about your home. Make a great looking email flyer and send it throughout the office and other branches in your area. Some people just delete those emails but I actually click on them because they may fit what my client is looking for.

These are so simple yet I see all 8 not being done when it comes to marketing a home. The best part is that this is all virtually FREE! It just takes a little time but HEY, THAT'S OUR JOB!!

I will sell your home in 60days or I'll list it for free.

If you are frustrated like most people are with having your home sit on the market for months with not much traffic then you need to FIRE your Realtor! If I don’t sell your house within 60 days then I will continue to list it but for NO COMMISSION. Of course you can choose to fire me as well☺ If your home isn’t selling then ask your Realtor how he/she is marketing your house. There are many ways to advertise and the MLS is just the tip of the iceberg.

Interest rates are low ... but beware of REFI's

I have some friends who decided to refinance their home. With interest rates being back down in the high to mid 4's it is a good time to save some cash.

He asked me to have some coffee with him and look over his "GFE". The first thing I looked at was his closing costs of which was a little over $9,000. THIS WAS ON A $200,000 HOME WITH NO BUY DOWNS!!! I of course referred him to a couple lenders that I trust to get a second opinion (on top of my own).

The next day my friend called the lender who gave him the original good faith estimate. He was a little upset and was going to call him out of several charges that ended up being close to $3,000 more than what he should have been charged. The secretary answered the phone and stated that "he is no longer with us". This lender attempted to scam my friend out of $3,000 and even tried to pressure him into signing the paperwork ASAP (which of course was a red flag).

The fact is, this lender actually met the three stipulations that my friend had~


~He was looking for a lower monthly payment
~He was looking to save money over his 30year loan
~He didn't want to pay any money out of pocket

With those three criteria met I can see how someone might look over some important things... LIKE CLOSING COSTS! Not everyone knows exactly what closing costs SHOULD look like so make sure that you get second and third opinions. Ask a Realtor and more importantly ask several lenders. Don't be afraid to bring your good faith estimate to another lender. Worst case scenario you will have several lenders competing for your business.

I wish Real Estate was more like brain surgery

I live on a street that has many homes for sale. If you stand at the right angle you can see a row of Real Estate signs in each yard. Not ONE sign represents the same real estate company or the same Realtor.

I can't tell you how many times I have heard people say things like "Well, I am just going to go with this lady I know at my church" or "my brother's friend is a Realtor". Let's be honest, it doesn't take much to get your license. Sit in a class for two weeks and BOOM you're a Realtor!! Now, I am not downing the knowledge of some of us out there. I am also not trying to say that I am the most knowledgeable Realtor either. There are many Realtors who KNOW the market, contracts, mortgages, and even down the specific neighborhoods. There are many Realtors in my office that I have

I just wish it was a little harder to get into this profession. It isn't like you hear "I am just going to go with this lady at church who is a Neurosurgeon". Doctors are people that HAVE to know inside and out what they are doing. To some extent I think Real Estate should be the same. We are dealing with people's futures and finances... WE ARE DEALING WITH THEIR LIVES!!

I had a client who at the beginning told me "We decided to use this guy who we work with". That lasted for a month before they called me and asked if I would like to be their Realtor. They realized the importance of someone that does this full time.

It isn't the competition that bothers me. It is the fact that there are so many Realtors who took the two week class and BOOM they have a license to sell. The average home owner may not be able to tell the difference!!

If Real Estate was more like being a doctor then all of us would have to go to AT LEAST 4 years of college specifically dealing with the field. This would filter out the rest of us that were given a certificate after just being able to point out basic body parts. For those looking to buy or sell a home I would advice contacting the head surgeon ( Principle Broker) and asking if your Realtor of choice KNOWS THEIR STUFF!!

5 reasons why you shouldn't blog

It has been several months now since I have actively started blogging. I would have to say that the results have truly been amazing. For those of us that are still new to the blogging world I wanted to give 5 reasons why you wouldn't want to dive into it!

1) If you don't want to make new friends then this is not the place.Since I have started blogging I have "met" many Realtors and gotten a lot of great advice and encouragement. The connections that I have been making on a weekly basis has begun to spread across the U.S. and am sure a referral or two will come out of it one day.

2) If you don't want to share your Real Estate insight with the world then this is not the place. I think a lot of us feel like we have magical insite into certain things that others just don't have. Well, to be honest... WE DO! I cannot count how many blog posts I have read in which I thought "Wow, I never knew that". This has also been a place in which I have been able to speak my mind or share my feelings about off topic situations. I wrote a story about my brother not too long ago that had NOTHING to do with Real Estate. All of the feedback I got was very encouraging and uplifting.

3) If you don't want to optimize your website within search engines (SEO) then this is definitely not the place. Where else can you throw in specific words like Franklin TN Homes for Sale or Nashville TN MLS Searchand have that link directly back to your website. It is truly incredible how much more traffic I have gotten since I have started blogging.

4) If you don't want to learn about the latest in technology, market trends, fresh marketing strategies, and the list goes on....then this is not the place.With all the categories that AR has (anything from regional info, moving topics, SEO help, investing, finance, to training) you can go straight to what you are looking for. It is like having your own Real Estate encyclopedia in your pocket.

5) If you don't want to succeed in this business then this is not the place. I really could have made a top 10 or even 20 list. With the combination of all these things I have seen dramatic increase in knowledge and business. The value of this tool is far beyond what you pay for it
