Cross Pointe Brentwood TN

Cross Pointe Brentwood TN is a newer neighborhood built in the late 2000’s. This Brentwood community is located off of Split Log Road and Wilson Pike.

This gorgeous neighborhood features oversized level lots and mature trees, which make the neighborhood feel more established. The homes within Cross Pointe are decked out. Most homes include amenities such as Thermador appliances, media rooms, 12 foot ceilings, and incredible trim packages! Although the neighborhood has an established feel, there are still lots available to build. (March, 2010)

The neighborhood is also surrounded by history. Around the corner, is “The Old Fly Place”. This home was built in 1880 and is located at 1752 Wilson Pike. Crockett Springs Brentwood TN

Crockett Springs is a gated golf community located right off of Moores Ln in Brentwood TN. This neighborhood is less than 5 minutes to I-65 and the Cool Springs area. Most of the homes sit right on the 18 hole Championship Course called “The Nashville Golf and Athletic Club”.

Buyers frustrated with lack of good deals. Know where to look!


YES, This IS a buyer's market. Yes, there are good deals to be had in Nashville (or just about anywhere in the country).

NO, you CANNOT expect to get anything you want at any price you want.

For the past few years, most of my buyers are looking specifically for a good deal. In fact, I would say that throughout the decades most agents hear the phrase "We are just looking for a good deal". This is regardless of the economy.

I have a client who is currently looking for "a good deal" here in Nashville. We have looked at about 25 homes (10 of which he has "LOVED"). Of those 10, we have now made an offer on 2 of them. On the first offer, we came in at $40,000 under asking price (roughly 8% of asking). The sellers came back at $5,000 under asking and my client walked away. He said that he was insulted that they would not come down. "This is a buyer's market" he said "They should be lucky that I am even making an offer". In his defense, he is a cash buyer and can close within 2 weeks of binding agreement.

We have now moved on to our second offer. Our offer consists of $20,000 price reduction and asking for almost all of the furniture in the house! We were countered with full price and the furniture can be sold separately. (outcome TBD)

I am also under contract with a client of mine who made an offer of $20,000 less than asking price AND to have closing costs covered. This buyer is also a cash buyer and can close right away. The sellers (This is an estate sale so technically the "sellers" didn't even live there) came back with a full price counter and no closing costs covered.

Although we hear the term "Buyer's Market" everyday, I think that some people's perception may be a little off. Most of the good deals out there are from those who have not been able to make their mortgage payments (Nashville short-sales and Nashville foreclosures). Then there are the occasional desperate situations (moving out of state, divorce, etc). For the rest of the home sellers in America though, THEY ARE NOT GOING TO GIVE YOU THEIR HOME!!! You cannot always search the MLS for that dream home you are looking for, low ball, and have them hand you the keys.

There are a couple ways to find a good deal in this current market;

1) Short-sales, Foreclosures, Auctions, etc. This takes time and negotiations are done with a bank who looks at bottom dollars. Your Realtor can be a shark with the bank.

2) The occasional desperate situation. Sometimes this takes a little research. Ask the listing agent how bad they want to get out of the house and how flexible they are before asking for their first born children. Also, there is still new construction (built within the past few years but never lived in) that seems to be at regular market value. Ask the listing agent if the builder is desperate! I have seen some good deals through even new construction.

If you are looking for that "good deal" in your area then call a TRUSTED local professional. They can help FIND those deals you are looking for. They aren't always the dream house down the street but they are out there.

nashville foreclosures and short-sales!

There are currently over 600 homes in Nashville (Davidson and Williamson Counties) that are either foreclosures or short-sales. The opportunity for home buying is out there and the market is turning. What does that mean to "Joe Homebuyer"? If you have the time and the patience then it means A GREAT DEAL! Let me give you an example.

I currently have a listing in Lenox Village, Nashville TN. The listing price is $148,000. This is a great deal for this area. It's a 2 bedroom, 2.5 bath townhome with a full 2 car garage and private views. The average dollar per square foot in that area is around $123 (listed). Mine is around $100 per square foot! This home was originally purchased for around $175,000 just a few years ago. This is almost a $30,000 savings which is roughly 20%. That is the equivalent of having $200,000 taken off a million dollar home.

Of course the BIGGER deals are out there too. I just saw a home today in the highly coveted Laurelbrook neighborhood in Brentwood TN. This home is almost 10,000SF and is being listed at only $1.5 million! Incredible deal.

It's no secret that it's a buyer's market. There are some things that you can do to find these deals in your area.

1) Get Pre-qualified. Some buyers don't even know that they CAN afford a house period. You would be surprised to find out what you CAN afford and how cheap homes can be. I just closed a $90,000 deal in Nashville and am helping another buyer get into a $72,000 home within the next few months (both short-sales in Nashville). *If you are a first time home buyer and are looking for the $8,000 tax credit then a short-sale might not be for you.

2) Find a PROFESSIONAL real estate agent that knows the area you are buying in. This should NEVER cost you a dime. Utilizing a professional agent will help you find the best bang for your buck.

3) Sit back and relax. NO, it is not easy but having the right team (lender, agent, title, etc.) will help the process go smoothly and possibly quicker.

I don't need to say that "now is the time". The numbers speak for themselves. Do your research and find out about your local foreclosures or short-sales. You don't need to pay for a foreclosure site. You need to utilize your resources.
