Why an educated agent is better than a licensed one...

It amazes me how agents will get their license and then do the minimal requirements for ongoing education. A great example is a guy that I work with in the office. He has never once taken ANY classes over the past 8 months. BTW, he has been in RE for 8 months.


Here are his stats;


1) Fudged his way to several closings

2) Lost 3 clients due to the fact that he did not get a "buyers rep agreement". One of them was a family friend.

3) Lost a total of $33,000 in commissions due to mistakes. One of which was simple contract writing. In my opinion, a Real Estate 101 mistake.

4) An average of 20hrs a week of "wasted time"

5) Angry clients (this equals no repeat business)

6) Other agents taking time to help recover and clean up mistakesThe sad thing is, you can walk into our office almost any time of any day and there are training classes going on. Heck, I even learned how to blog on Active Rain because of a training class. The fact of the matter is that you cannot succeed in this game unless you are educated. Before I even wrote my first offer I forced myself to;

1) Take the SAME contract class 4 times

2) Take the basic MLS class

3) Take the "advanced" MLS class (twice)


This doesn't include all the classes I have taken over the past few years.

Where am I going with this? Well, I took another class this morning (a refresher on using our Nashville MLS search). It reminded me how an educated agent is ALWAYS better than those with just a license. Some of the basic techniques learned in the class;


1) Knowing how to use the "archive" feature. This will let an agent know whether or not the house for sale has appraisal issues, inspections issues, etc. Our teacher asked if anyone in the class uses this feature. NO ONE raised their hands! This simple feature would save a buyer from a lot of potential time, money, and HEADACHE.


2) Advanced REO search features which will show an agent ANY foreclosure, short-sale, repo, etc on the market. This is crucial for investors.


3) Email notices. This allows the agent to be the FIRST to know that a property has hit the market. This is also crucial for investors and those simply looking for a "good deal"


Those are just 3 of the important features that some agents simply do not use.


Does it really matter whether or not an agent is educated? YES. Sure, some agents can fudge their way to closing. Those agents get lucky. Not everyone has the perfect deal and that is when you need an "educated" Realtor...

Should Realtors have to take the BAR exam?

I am sure that most agents have learned that lesson from the beginning.


Real Estate is about protecting your clients. Real Estate is about being better than the next guy/girl. Real Estate is about education...


Just recently I got an offer on one of my listings. The buyer's agent is considered to be a top agent here in the Nashville area. The agent did a great job on negotiating and to be quite honest, tried to push us around. After all negotiations and binding agreement, then came the inspection period. This is where things got a little "shady".


My sellers were presented with the items to be repaired and in addition the sellers requested another $10,000 off the purchase price. YOU CANNOT DO THAT! You can however do the following;


1) Ask for items to be repaired

2) Ask for the seller to reduce the purchase price by the estimated amount of repair costs

3) A combination of the two


We refused to sign the inspection contingency removal form because "We were not presented with a legal Inspection Counter". Of course this went back and forth (VIA EMAIL) until the time had expired. I had even spoken to the agent's principle broker on the phone about the issue. Trust me, I was a little scared by this point. I thought that maybe they had found some loop hole that I was not able to catch.


I had kept ALL of the paperwork including all of the emails etc. This worked out to my advantage later...


To make a long story short, my clients sued for the EM PLUS the attorney fees, court costs, etc. WE WON !


The attorney that represented them said that I was "The most thorough agent he had ever worked with. To this day I am not sure where that money came from. I know that if I were a client and my agent had suggested me do something that backfired then I would request that money come from the agent's pocket.


When searching for a "good agent", not only do they need to know about the neighborhoods but they also need to know their stuff. A GREAT agent KNOWS the contracts and knows the rules and laws of real estate.

Timing the Real Estate market is like timing a roulette table

You're in Vegas standing at a Roulette table and you see that the last 6 turns have landed on red. You throw $100 down on black. You cross your fingers and BOOM... It hits red again! "WHYYYYY???" "How could this happen to me??" "The odds were in my favor!!!". 


Sure they were in your favor but it just didn't happen. If you really break down real estate, what is it really? Real Estate in it's purist form is a dwelling, a place to rest, a shelter. With that being said, the best way to look at purchasing a new home is figuring out where you want to live and make an offer. Real Estate is more than likely a long term stock rather than "$100 on black". If you love the area and love the house then buy and stay put. The housing market will turn around. The values will go up and YOU will be happy. 


I know I know.... "The guys on tv buy the right house, paint it, and make a killing". Look, it IS possible that the roulette table will land on black but you just never know. On top of that, these guys are pros. They know their stuff. If it were truly that easy don't you think that more people would be doing it? I personally sell homes for investors who have been doing this for years. I have three houses on the market from one investor and this guy has been doing this for years. Sometimes he has landed on black and hit the big jack pots. Sometimes though he has to wait it out.  


Real Estate is an investment but it is also the place where you live. Do your research. Look into schools, churches, neighborhoods, commute time, future city plans, everything. Find what best fits your needs within your budget. STAY THERE! 


You never know. You may hit the jackpot on a house within the next 12 months but if your intention is to stay and live then you can almost never go wrong.

No! Your house is not as nice as Leann Rimes' house...

We recently had a listing appointment on a great house in a great neighborhood here in Nashville TN. The house itself is about 8 years old and the current owners have added a nice pool in the backyard. 


My team went over to the house, we did the walkthrough of the home with the wife, and then we discussed our marketing methods. She just LOVED us! She loved how we did things and seemed to be really impressed in general. As we sat down and started to go over the comparative market analysis of the home, she immediately said that they "have a specific number in mind". Yeah, so do we... Like any good agent would do, we did our homework. We looked up the house and compared the others around the area and came up with a rough price (before actually seeing the house).


We told her that we would call her the next day after we have looked at the numbers more in depth (after having seen the home in person). We really wanted to get this listing so we thought we could try and tweak the numbers just a little higher so they would be happy... after all, she insinuated a higher price. 


That night we got an email from her husband with some comparables of other homes in the area. This list was comprised of roughly 20 homes. His search criteria was 1) Homes with a pool 2) Ravenwood school district 


Here was the problem with the list;


1) Their home was the second cheapest on the list


2) There were 4 homes on the list that were in a neighborhood that has 24 hour gated security with security guards, an 18 hole golf course, a restaurant, should I go on?


3) Leann Rimes' $6.5 Million dollar home was on the list. Why? Because it fell under the search criteria!          a) pool b) school district. 


The next day we crunched numbers and dug really deep into the comparables in the area. We were still coming up with the same numbers. Finally, she text us and asked "What number did you come up with?". We shot over our HIGHEST number we could reasonably come up with and her response was "That is the lowest number we have seen". We asked if we could come back over and explain where we were coming from and why we came to that conclusion... We never heard back from her. Why? Because they chose the agent that told them what they wanted to hear. 


What are the two biggest things that can sell a home?


1) Price


2) Marketing


We have the marketing down! We can even make a home searchable on Google (for those that aren't using agents). What we didn't have was what they wanted to hear. 


We could have listed their home for DOUBLE the market value AND someone could have come along and wanted this house. A lender however will not lend ANY potential buyer a dime over what the appraiser says it is worth. Why even ask a professional for their opinion unless you are going to take it. Am I upset that we didn't get the listing? No. I don't like my homes sitting on the market for months at a time. I like to sell quickly. Look, I didn't set the value of your home... The market did. 


For future home sellers that will be doing interviews with agents: Realtors are professionals. They know their neighborhoods and have the ability to assess a homes value within a short amount of time. Most agents can get within $5,000 of what a professional appraisal would come in at. Don't blame the agent...Blame the market

Cedarmont Farms Franklin TN

Cedarmont Farms Franklin TN is one of those neighborhoods that has character. Located just south of historic Franklin TN between Arno Rd. and S. Carothers, Cedarmont Farms seems to be “tucked away” from everything.

Forrest Crossing Franklin TN


There is a very common misconception out there that it is impossible to find a great home in a gorgeous setting in Franklin without braking the bank.

Yes, there are homes in Franklin and Historic Franklin that carry tremendous price tags. There are Historic homes priced over half a million dollars that only have three bedrooms.

Buyers frustrated with lack of good deals. Know where to look!


YES, This IS a buyer's market. Yes, there are good deals to be had in Nashville (or just about anywhere in the country).

NO, you CANNOT expect to get anything you want at any price you want.

For the past few years, most of my buyers are looking specifically for a good deal. In fact, I would say that throughout the decades most agents hear the phrase "We are just looking for a good deal". This is regardless of the economy.

I have a client who is currently looking for "a good deal" here in Nashville. We have looked at about 25 homes (10 of which he has "LOVED"). Of those 10, we have now made an offer on 2 of them. On the first offer, we came in at $40,000 under asking price (roughly 8% of asking). The sellers came back at $5,000 under asking and my client walked away. He said that he was insulted that they would not come down. "This is a buyer's market" he said "They should be lucky that I am even making an offer". In his defense, he is a cash buyer and can close within 2 weeks of binding agreement.

We have now moved on to our second offer. Our offer consists of $20,000 price reduction and asking for almost all of the furniture in the house! We were countered with full price and the furniture can be sold separately. (outcome TBD)

I am also under contract with a client of mine who made an offer of $20,000 less than asking price AND to have closing costs covered. This buyer is also a cash buyer and can close right away. The sellers (This is an estate sale so technically the "sellers" didn't even live there) came back with a full price counter and no closing costs covered.

Although we hear the term "Buyer's Market" everyday, I think that some people's perception may be a little off. Most of the good deals out there are from those who have not been able to make their mortgage payments (Nashville short-sales and Nashville foreclosures). Then there are the occasional desperate situations (moving out of state, divorce, etc). For the rest of the home sellers in America though, THEY ARE NOT GOING TO GIVE YOU THEIR HOME!!! You cannot always search the MLS for that dream home you are looking for, low ball, and have them hand you the keys.

There are a couple ways to find a good deal in this current market;

1) Short-sales, Foreclosures, Auctions, etc. This takes time and negotiations are done with a bank who looks at bottom dollars. Your Realtor can be a shark with the bank.

2) The occasional desperate situation. Sometimes this takes a little research. Ask the listing agent how bad they want to get out of the house and how flexible they are before asking for their first born children. Also, there is still new construction (built within the past few years but never lived in) that seems to be at regular market value. Ask the listing agent if the builder is desperate! I have seen some good deals through even new construction.

If you are looking for that "good deal" in your area then call a TRUSTED local professional. They can help FIND those deals you are looking for. They aren't always the dream house down the street but they are out there.

Craigslist and the MLS search.


I am a Realtor with Keller Williams Realty in Franklin TN. OF COURSE I use the MLS to list all homes for my sellers. The Nashville MLS is a GREAT tool and a no-brainer when it comes to giving a listing exposure. This exposure naturally targets other Realtors with buyers. In addition, buyers are learning more and more how to use the public MLS system for their particular area.

On the flip side, many buyers and renters are turning to Craigslist more and more. In fact, the last 2 rentals I had on the MLS were ALSO posted on Craigslist and BOTH rentals got their renters from Craigslist...NOT the MLS. To make it even sweet, I got ALL my calls from Craigslist. Not one of them came from another Realtor on the MLS.

I have also found similar success with listing a home. I have gotten extra traffic and calls from Craigslist. This is a FREE service and that extra call or email could just be the one.

A few things you may want to remember:

1. Post weekly. The ads fall down the line and less likely to be seen by potential buyers/renters

2. Put as many pics as you can. I believe you are allowed only 4 BUT you can get creative and have a two pictures in one.

3. Be descriptive like you would your listing in the MLS. (Room dimensions and amenities would not hurt)

4. If you are an agent you MUST put all of your office contact information (I got in trouble for this once)

Obviously Craigslist does not replace the MLS but it is just one more avenue for potential buyers and renters to be looking. I literally place my listings on every site I can think of including Myspace, Twitter, Active Rain, and Facebook. You never know who is watching.

Searching the Nashville MLS

If you are wanting to search for homes in Nashville, Franklin, Brentwood, Spring Hill, etc. and aren't wanting to call a Realtor to find it then try using a public MLS! It is easy for anyone to do an MLS search! Real Estate home searches are accessible to just about anyone now. They have similar search criteria that Realtors have access to.

Here are step by step directions on the search.

1. Go to the Nashville MLS Search page and click on "Home Search"

2. Choose the county and cities that you want to search within

3. Choose what "type" of Real Estate you are looking for. (ie. Single family, or condo)

4. Choose your price range (You can put in a minimum AND a maximum)

5. Choose your minimum bedrooms, bathrooms, and desired square footage (After your search results come back and you are not finding what you are looking for then go back to the search page and choose less square footage or bedrooms. If this is something that isn't a "MUST" then you may have more search results)

6. Type in the Minimum year age of your desired home. (Again, if your search results come back and you don't see what you are looking for then go back and type in an earlier year. This may give you more results)

7. Choose the minimum size yard you are looking for. (If applicable)

8. If a certain style home is important, (ie. log home ) then make that selection

9. If there are any amenities that are important then make that selection. If a fireplace, etc is not important then do not select any of these because you will get more search results.

These are just the basics! If you would like to search by County (ie. Williamson County or Davidson County) then you can do a whole search under the "area" tab and choose the county you want to live in and then add all of the other search criteria. Enjoy!!

Now, if you want to get tax information, search specifically by school (ie. Ravenwood High School), or even get an "auto-notify" of any NEW homes that show up within your search criteria on a daily basis then you may want to contact your local trusted Realtor!

Search the Nashville MLS for free

I really enjoy sending people information about homes on the MLS. It helps my clients feel as if they "need" me for home searching. Of course they need me when it comes to setting up appointments, making negotiations, and allowing the entire buying process to be a breeze (on their part) BUT they by no means need me to find a home.

It is 2009 and the internet is #1 tool when it comes to searching for a home! Why wouldn't it? Every single home on the market is on the MLS. Of course there are a few FSBO's that are not and even the occasional pocket listing. (This of course is where a Realtor CAN help)

Most of the websites that Realtors use have listings on them. Some have 10 or so. Others have maybe a few hundred. People don't have the patience anymore to look through 10 or even 100. Buyers are looking to narrow their search down to price, square foot, area, land, amenities, etc. We should all have the capabilities to add an IDX search to our websites so why the heck wouldn't we? Why wouldn't we use key search phrases such as "Nashville MLS search" or "Franklin MLS search" to focus on in our SEO ? Home buyers KNOW exactly what an "MLS Search" is. Most markets have a public MLS search but not everyone knows what it is so why wouldn't we want to be that search?

After enough searches they will more than likely leave contact info because they want to continue using the free MLS search! This has proven to help me get more clients and eventually help them in their search for that perfect home.

Franklin Tennessee's Avalon. A must see!


There are many exquisite neighborhoods in Williamson County TN. For starters, people tend to think about Concord Road and of course neighborhoods like the Governor’s Club. For those of you who are considering purchasing a high end home in Franklin, TN then consider Avalon. This neighborhood has some of the best views I have seen in all of Franklin! At some parts of the neighborhood you can see for almost 40 miles.



The feel at Avalon is as if you have stepped back in time with King Arthur. Even the street names like “Canterbury Rise” “Hamlets End Way” and even “King Arthur Circle” help set the atmosphere. The homes at the top have incredible views and the architecture is designed to give it that “castle” look.



The Principals Group are the masterminds behind this exclusive area. They have also done other projects like Brandon Park Downs, and of course The Governers Club. They specialize in areas where homes generally start at $1,000,000 and go from there.



Avalon Square will be a part of this community. This Old World style shopping community will feature shops, trendy upscale boutiques, condominiums, and great restaurants! Construction should start this year.

Franklin Tennessee's amazing secret.... Stream Valley

Lately I was asked a question on Trulia.com. The question was about a subdivision called Stream Valley in south Franklin TN. I had honestly never even heard of the neighborhood until one of the listing agents answered the question right behind me. Once I started digging more into it I was really amazed at the place.

Stream Valley was the host of the 2007 Parade of Homes and currently has six (6) completed homes in the community. This is a master planned community that will have many different styles of homes available ranging from townhomes in the $200's, single family cottage homes in the $300's and various single family traditionally styled homes up to and over $1.0.

Home sites were not sold to builders for speculative homes prior to the 2007 Parade of Homes so that visitors to the Parade would not be touring through a construction site. We have made every effort to maintain large hardwood trees throughout the entry (Parade site) and the remainder of the community, so many home sites were utilized as parking areas during the event.

The Parade ended October 28, 2007 and that during that time the economy had already started to shift and then shifted drastically in relation to new home speculative starts in January 2008. They have several individuals with lot reservations and their approved builders have been talking to clients about custom homes.

They also are working with a builders on finalizing our townhomes so construction may begin on those homes and one of our builders has submitted a speculative home for our Boulevard section of the community and is working on a second plan.

As far as imenities go, I was amazed to find out that they had a SPA in the neighborhood! In addition to that there is a "concierge service". This is my idea of living!!

Please help me! I cannot sell my home!!

1) Pricing

Many people in todays market are trying to sell too early. They see the shows on tv that have families who bought and sold in a year and made over $100,000! Those days are gone. In today's market, homes are typically worth around the SAME as they were 2 years ago. Sure, some are worth a little more and some are even worth a little less. The average home will not make you any money once you list and sell.

Really you only have two options (considering you are the few who are able to pay your mortgage). 1. If you REALLY need to get out then you may want to take a small hit. 2. STAY WHERE YOU ARE! Prices will go back up

2) Home Staging

You are in competition with many homes on the market. Some of you are in competition with the model home that is still at the front of the neighborhood. Maybe you should go back through the model and take notes. THIS IS YOUR COMPETITION!! Other home sellers are in older neighborhoods with outdated carpet and terrible paint. The same principle applies because there IS a house down the street that has been updated and will sell before yours. Walk through your own home and think like a buyer would.

3) Marketing

Check to see if your Realtor is really doing his/her job. Ask them what they are doing to market your home. A sign in your yard and a listing in the MLS is not going to cut it. Snoop around for yourself and see if there are not just pictures of your home in the MLS but GREAT pictures. Check to see if there is material for potential buyers to grab as they walk through the house. As silly as it may sound, ask your Realtor if they have put your home on their Facebook, Myspace, Twitter, and Blogs. These pages potentially have a HUGE audience....possibly larger than the MLS.

4) PERKS

This sort of goes along with "Home Staging". Not only are some people in competition with model homes but they are also in competition with builders who can give them closing costs, upgrades, free tv's, etc. Think about offering a 1 year Home Warranty for the house or even possible closings costs. With paying closing costs and a buyer getting an FHA loan, that would put them out only 3.5% of upfront money.

There are many more ways to help your home sell faster. Don't just hire a distant cousin who is in the business. Call a local Real Estate company that has a good reputation and interview more than one Realtor. Ask them "HOW" they will sell your home quickly.

Nolensville TN...a GREAT investment


I have not sold ONE home in Nolensville TN yet. No one wants to move there.

When you look at it on a map it "appears" to be really close to Franklin TN. In fact, it IS close to Franklin. Franklin is expanding in several directions. In certain parts like Mckay's Mill and Clovercroft, it is expanding East (towards Nolensville). It is still within Williamson County and is a part of the coveted Ravenswood High School. There are many new neighborhoods like Ballenger Farms, Silverstream, Bent Creek, Burkitt Place, and Brittain Downs. Many of these new homes average around $110 per square foot! This is Williamson County people!

So why aren't many people living there? The answer is because it is not easily accessible to Franklin or even I65. Nolensville doesn't really feel like it is a part of Williamson County. It feels like it is so far away! So why is it a great place to buy a home? NOW you will find great deals there but that may change within the next 5 years.

As you can see, Franklin and Brentwood are the same distance as Franklin and Nolensville. The biggest difference is that Franklin and Brentwood are separated by a major highway.

The plan is to open up the back country between the two cities and make them more accessible to each other. Eventually these two towns will merge like Brentwood and Franklin did.

If you drive down Nolensville road you will notice new shops and restaurants are popping up. You will also notice that new neighborhoods are being built all around the area.

Sure there are no Wal-Marts or Home Depots in Nolensville....yet, BUT that is exactly why NOW is a great time to buy in Nolensville. Home values will rise and the area will be more accessible.

Franklin's Real Community Living

Mckay's Mill in Franklin TN is the definition of "community". Everything from smaller townhomes (Low $200's) in the front to larger homes ($700's) in the back, Mckay's Mill has it all. The community has it's own clubhouse with pool and even grocery stores and churches! This neighborhood has it all! It features creeks, lakes, miles of walking trails, and over 70 acres of open space!

I have had many clients looking JUST within the Mckay's Mill neighborhood. They love the convenience to the highways and of course being centrally located within Franklin and Williamson county is a plus. It has been developed by the Jones Company which was founded in 1927 and has a great reputation in Middle Tn.

Even the HOA is more involved than most in the area. Check out the "Forum" where residents can express concerns, get news, or even upcoming events in the area. I happen to love this neighborhood and it's residents. There is a great diversity of people within the neighborhood and it feels like such a tight knit community.

If you happen to be relocating from out of state or just looking for another Franklin TN home I would highly recommend the McKay's Mill area. There are many homes for sale and great bargains this time of year. I just negotiated a 3,000 SF home for my clients $40,000 under the asking price!

Buyers should be cautious of Realtors who cannot negotiate

I have been doing Real Estate in Franklin Tn for only a few years now. One of my favorite things about my job is negotiating! Until last week I thought that negotiating on behalf of my clients was the norm...

I was at my office with a client sending over an accepted offer in the McKays Mill subdivision. We negotiated a $40,000 price reduction and had the sellers pay closing costs and title etc. While I was faxing over the accepted offer, I pulled all the numbers in the MLS showing all the homes that have sold since January. I let my client look them over and when I stepped back into the room he was as excited as could be.

I looked over everything and realized that the "norm" was not much. The list prices and sold prices were anywhere from $3,000 to $10,000. This was close to 30 homes! I couldn't believe my eyes. He then told me that his last Realtor wouldn't even submit offers because he didn't want to "insult the sellers". Do I really care about insulting a seller? NO! I care about my clients getting the BEST POSSIBLE DEAL! The last client I had bought a house that originally listed for $302,000 and we got it for $227,000 with all closing and title paid by the seller. Now THAT is the norm.

Franklin TN Homes for sale


Blogging has been a tool used by many people for many different outlets. Some blog to get things off their chest, others blog to make friends, share information, boost website traffic etc.

I tend to do it more for the "SEO" (search engine optimization) aspect of it. It has really seemed to boost the traffic on my website quite a bit. In fact, I have had more traffic now than when I was paying for Google ads! Of course "Blogspot" is a Google endorsed blog site.

The question has been what search keywords to use. I have really focused on " Franklin TN Homes for Sale" and " Nashville TN MLS search". I may go on to do other keywords later but as for now this really seems to be working.

What I have thought of doing lately (Thanks to a Co-Worker) is putting a disclaimer at the bottom of every blog that I have done so far. The disclaimer looks like this "Disclaimer:

"

I have JUST started doing this. I am not sure if it is working yet but I am anxious to find out. I have also heard that having the keywords TOO much in a blog is a big no no. There is a balance of throwing in what will help with SEO and what will get you booted from Google.

I would love to get more input as to what seems to work and what doesn't. I know this blog isn't that big quite yet so I may not get ANY responses:)
